Current responsibility 2010:  President and director, Bay Hill Builders, Inc., a San Francisco-based general building contractor and consulting construction manager. Construction services and management consultant to private clients for various residential and commercial development efforts statewide.

Recent: 2007, Owner’s Consulting Construction Manager, Intracorp San Francisco, at The Arterra, 268 market rate condominiums, 300 Berry Street, San Francisco. A six, ten and sixteen story, Type 1 residential complex, Kwan Henmi Architects, Bovis LendLease contractor, completion 2008.

2005-06, Owner’s Construction Director, Irvine Apartment Communities, Milpitas, CA, for North Park Apartments, The Sycamores, at North First Street, San Jose.  Two buildings – Bldg AA, 77 executive level units, five stories over two podiums, Type III construction, and Building D, 368 “move-up” level units, four stories over podium, Type V, all market rate rentals.  Valuation $128 million.

Previous responsibility: Owner’s Construction & Purchasing Manager, Development & Acquisitions, Essex Property Trust.  Projects listed below were constructed for Essex between March 1998 and September 2004 with direct responsibility to ownership.

Bel Air Apartments, Phase 2 – San Ramon, 12-acre site, 114 unit, 4 & 6 unit, 2-story town home. Completed 2000

Carlyle Apartments – San Jose, 132 garden style units, 2 over tuck-under garage. Completed 2000

The Essex on Lake Merritt - Oakland, land acquired 1999 (1 acre); 270 units Type I tower and mid-rise. 1999 SF Biz Journal Best Land Purchase; 2001 SF Biz Journal Best Res. Plan; 2002 Gold Nugget; Completed 2002  
  
River Terrace – Santa Clara, 250 units, 4 on grade Two 4-story parking structure. Completed 2004

Station Park – Pleasant Hill; 2.9 acres, 106 units, 3 over podium. Completed 10/1999

Stevenson Place – Fremont; 200 unit rehab and new Clubhouse. Completed 11/1999

Derian Office Building – Irvine; Recommission of 120,000 s.f commercial space, 2 levels, from core and shell, 100% tenant improvements. Occupancy stabilized 2004

Hillsborough Park – LaHabra; 16 ac., 235 units, 2 & 3 over tuck-under garage; Completed 1999

Kelvin Avenue Apartments – Irvine, 3.07 ac., 138 units; 3 over 1 parking. Start 9/2004

Mirabella – Marina Del Rey; 2.5 acres, 188 units, 4 over 2 garage levels.  Completed 1999; 2000 Gold Nugget Merit Award

Moorpark; 10.38 ac., 200 units planned, Type V on grade; Start planned 2004

Parker Ranch – Simi Valley; 12.5 ac., MetroLink intersects site, 324 garden style units. Completed 2004

Canby Square – Portland, OR; Conversion of commercial site. Sold to Safeway with entitlements.

Fountain Court, Belltown, Seattle; 1.3 ac, 320 units, 5 over 2 parking, courtyard. Completed 2000. 1999 Gold Nugget Merit Award

Park Hill – Issaquah, WA;   15 ac. 245 units, 2 over tuck-under garages, Completed 6/1999
